Today's Tip: Industrial Real Estate is Poised To Surge

This is old man Blackburne writing this section. Even though Blackburne & Sons is headquartered in Sacramento, I live in a tiny town in Indiana. My wife and I moved here to send our three kids to Culver Academies, a wonderful private high school.

In our tiny little town in the middle of the cornfields is a tool-and-die company that makes parts for the new Tesla Model Three, being assembled in Fremont, California.

Now if you believe that American entrepreneurs have stopped inventing whole new categories of products, then just ignore this article; but I submit that business owners have soured on out-sourcing their manufacturing and that more and more new products will be manufactured here in the U.S.

China has stolen too many of our processes and patents. It's hard to maintain quality when your manufacturing is 4,000 miles away. Supply chains are impossibly long. Short production runs are economically infeasible. Product changes (changing the color, for example) are difficult to make in the middle of a production run if the plant is 4,000 miles away. Affordable manufacturing robots often make cheap labor less important.

Multifamily rents are peaking right now, so apartments have probably enjoyed most of their big run. What class of real estate will be the next star? On a Personal Note

Last weekend, my little sister just finished up her junior year of high school at Culver Academies. At the end of junior year, there is a special ringing ceremony where every new senior gets ringed by someone near and dear to them. This year, my sister asked my brother and me to ring her. George, my brother, flew in from California just for this ceremony. It was incredibly special being asked to ring our little sister, and it was even more special for my sister to have her two older brothers there to support her. Once she finishes her senior year, she will be the 4th Blackburne to graduate from Culver Academies! We are all very proud of her.
